We sell homes on a Rent-to-Own Program that starts with you renting the house from us for the first 12 months. Along with renting the house you pay an Option Fee that allows you to purchase the house from us at the listed price after the first 12 months. That Option Fee is credited against the sale price when you buy the house during the option period.
Assuming there are no issues during the first 12 months (the house is taken care of, rent payments are made on time, no complaints from neighbors/police, credit/background checks are still good), we will convert your Rent-to-Own Program into a Seller-Financing Program with your larger down payment (usually about twice the option fee). At that point you get all the benefits of being a homeowner – tax benefits, appreciation, lower monthly payments and stability.
During the Rent-to-Own and Seller Financing periods we want you working with our mortgage broker to become more bank fundable. So, at some point in the next few years, you can re-finance our Seller-Financing loan into a traditional bank loan and pay us off.
With a larger down payment we may sell homes on a Seller-Financing Program where you get all the benefits of being a homeowner right away – tax benefits, appreciation,
lower monthly payments and stability.
